A formerly isolated industrial site in West London, bounded by rail lines on three sides and strategically positioned between major media, academic, retail and leisure districts. The site has been reshaped into the landscaped heart of a new urban quarter.

Proposed Development

White City Living is a major mixed-use regeneration scheme for St James, delivering:

  • Approximately 2,000 mixed-tenure homes
  • Commercial, business and leisure uses at ground level
  • A masterplan integrated within extensive parkland and public realm
  • New connections both over and under rail infrastructure to stitch together wider neighbourhoods
  • Landscaped environments such as Central Gardens and the waterscape of Counter Quays

The masterplan focuses on creating a cohesive, vibrant neighbourhood with high-quality landscape-led design.

Consultation

The project evolved through ongoing coordination with the London Borough of Hammersmith & Fulham, transport authorities and local stakeholders, ensuring the scheme responded to infrastructure, connectivity and urban design priorities

Issue

The site’s isolation due to rail corridors required significant intervention to create permeability, establish new routes and integrate the development with surrounding land uses.

Outcome

Phase 1 buildings are nearing completion, Phase 2 structures are complete, and construction of the Phase 3 towers is underway. The adjoining redevelopment of Centre House will add 530 additional homes, including 35% affordable housing, further strengthening the emerging urban quarter.
